Bowing & Cracked Basement Wall Repair

Basement and crawl space walls hold back tons of soil. When that soil is wet, frozen or made of expansive clay, it pushes harder, and concrete block and poured walls can crack and start to lean inward. Bowing walls are common in the Mid-Atlantic, the Northeast, the Midwest and the hilly parts of the South.

Signs of a failing basement wall

• A long horizontal crack, usually about halfway up the wall
• Stair-step cracks through mortar joints in block walls
• A wall that leans in at the top or bulges in the middle
• A wall sliding inward at the bottom
• Water or efflorescence along cracks

Straps, braces or anchors?

Carbon-fiber straps are bonded to the wall and work best for walls that have cracked but moved only a little. Steel braces run from the floor to the floor framing above and can stabilize walls that have moved more, and some can gradually straighten a wall over time. Wall anchors connect plates on the inside of the wall to anchors buried in the yard and can also be tightened to pull a wall back. Walls that have moved too far may need to be excavated and rebuilt.

Because water pressure is often part of the problem, many contractors combine wall repairs with drainage improvements, gutter extensions or interior drainage.
