Why foundations move in Birmingham

Birmingham sits in a valley between long ridges such as Red Mountain and Shades Mountain, so many homes are built on slopes. Rain runs toward uphill foundation walls, and the clay soil holds it there, adding pressure and softening the ground under footings.

Much of the valley floor is underlain by limestone and dolomite, and sinkholes and soil voids occur in parts of Jefferson and Shelby Counties. Combine that with expansive clay in some areas and you get settlement, cracked block walls and sloping floors.

That is why a good inspection in Vestavia Hills, Mountain Brook or Hoover usually starts outside: Where does roof water go? Does the yard slope toward the house? Are retaining walls leaning or weeping water? Fixing drainage, adding footing drains or rebuilding a failing wall is often part of the repair plan, alongside piers or wall anchors for the house itself. Ask the contractor to explain which parts of the plan address the cause and which address the damage.

Permits and licensing in Alabama

The City of Birmingham’s Technical Code requires a building permit for almost all work on a single-family home beyond finish work such as painting, flooring and cabinets, and foundation repair falls under that rule. Permits come from the Department of Planning, Engineering and Permits at City Hall; minor repairs are often processed over the counter. Hoover, Vestavia Hills, Homewood and the other cities in Jefferson and Shelby County have their own building departments.
