Most homes in Texas, Florida and much of the South sit on a concrete slab. Slabs are strong, but they depend on the soil underneath. When that soil shrinks, swells, washes out or compresses unevenly, parts of the slab settle or heave, and the house above starts to crack.

Signs your slab is moving

• Cracks in the slab that you can feel or see through flooring
• Cracked tile or separating hardwood and laminate
• Stair-step cracks in brick veneer outside
• Doors that drag or gaps at the top of door frames
• Cracks at the corners of the garage or the brick above windows
• Unexplained high water bills, which can point to a leak under the slab

Settlement or heave?

Settlement means part of the slab has dropped, usually at the edges or corners. Heave means part of it has been pushed up, often in the middle, by swelling clay or water from a leak. The fixes are different: settlement is typically corrected with piers that lift and support the edge of the slab, while heave often calls for finding and stopping the water source first. That is why an inspection with floor elevation measurements comes before any price.

Pressed concrete vs. steel piers

Pressed concrete piers are short concrete cylinders pushed into the ground to refusal and are common on slab homes in Texas.
