Clay is the common thread. Expansive clay is the main reason foundation repair is so common in Texas. Much of the state sits on soils that swell when they get wet and shrink and crack in drought, and Texas weather swings between both extremes. Slab foundations move with the soil: an edge settles in a dry summer, or the center rises after a wet spring.
The Coastal Bend. Around Victoria, Port Lavaca, Edna, Seadrift and Port O’Connor, homes sit on flat coastal plains with clay soils and a shallow water table. Heavy tropical rain saturates the ground, and hot, dry spells pull moisture back out. Hurricanes add flooding and wind-driven water. Many older homes here are pier and beam; newer ones are slabs.
The Hill Country edge and Del Rio. In San Saba, Lometa and around Del Rio, soils are often thin over limestone, with caliche and rock close to the surface. Foundations on rock are generally stable, but lots that mix rock, clay pockets and fill can settle unevenly, and hillside lots need careful drainage.
The Brazos Valley and Post Oak country. Around Calvert, Franklin, Somerville and Snook, clay soils of the river bottoms and prairies shrink and swell much like the Blackland Prairie farther north. Older farmhouses on wood piers and blocks often need re-shimming and new supports.
